As someone who\u2019s spent years guiding clients through every twist and turn of the real estate process, I know how unsettling these surprises can be. The long lag between signing a pre-construction contract and finally closing\u2014thanks to pre-sales, permits, and labour delays\u2014has left some buyers facing a gap between their contract price and today\u2019s appraised value. Unfortunately, banks lend based on current values, not the original contract price, so buyers are left scrambling to cover the shortfall. In past seller\u2019s markets, developers could even cancel deals when costs surged, which led to more government scrutiny and calls for independent oversight. The contracts themselves are rarely forgiving\u2014most buyers only have a brief 10-day cooling-off window or a chance to back out if occupancy dates aren\u2019t met. My experience as an MPAC property inspector taught me how to spot value and risk, and I believe that understanding the fine print is just as important as finding the right property.
