One thing I’ve learned after 15 years in real estate—especially here in Muskoka—is that the building you choose is every bit as important as the condo unit itself. With Canada’s condo market softening, buyers have gained the upper hand: more options, more time, and the chance to truly assess each property. In Ontario, I always recommend making your offer conditional on a full review of the Status Certificate. This isn’t just paperwork—it’s the window into reserve funds, ongoing litigation, maintenance fees, and the rules that will shape your investment’s future.
Pay close attention to how reserve fund balances compare to the reserve fund study, and watch for maintenance fees spiking by more than 5% year over year—those can be red flags for deferred upkeep. The makeup of the building matters, too: buildings with lots of investors can impact financing, while location perks like transit, walkability, and retail options all play into long-term satisfaction and resale value. Even with prices down and more choice on the table, the real risk isn’t overpaying for a healthy building—it’s snapping up a bargain in one that’s poorly managed.
My approach has always been to help buyers look beyond the surface, so you’re not just getting a good price, but a place you’ll feel confident calling home.
