Ontario Condo Closings Face Value Gap

There’s a tough reality unfolding for Ontario condo buyers right now: many are discovering that the price they agreed to pay years ago is now well above what their unit is actually worth—sometimes by as much as 30%. As someone who’s spent years guiding clients through every twist and turn of the real estate process, I know how unsettling these surprises can be. The long lag between signing a pre-construction contract and finally closing—thanks to pre-sales, permits, and labour delays—has left some buyers facing a gap between their contract price and today’s appraised value. Unfortunately, banks lend based on current values, not the original contract price, so buyers are left scrambling to cover the shortfall. In past seller’s markets, developers could even cancel deals when costs surged, which led to more government scrutiny and calls for independent oversight. The contracts themselves are rarely forgiving—most buyers only have a brief 10-day cooling-off window or a chance to back out if occupancy dates aren’t met. My experience as an MPAC property inspector taught me how to spot value and risk, and I believe that understanding the fine print is just as important as finding the right property. Navigating these complexities is part of my daily work, and I’m always here to help clients make informed decisions, especially when the market throws unexpected challenges their way.
